Remodel or build a new house?

In general, if the area to be remodeled exceeds 40% of the entire house and extensive structural changes are required, the homeowner should consider building a new house.

What types of renovation add more value to the house?

Kitchen, Baths, Flooring, Painting, converting garages and porches to living spaces, additions.

Do I need a permit to remodel my house?

A building permit is not required if the nature of the work is limited to “REPAIR”, for example: replacing plumbing fixtures, kitchen cabinets & appliances, flooring etc. If any walls are moved or demolished, a building permit is required.

Can I build above the existing garage?

Yes, but most likely the existing foundation needs to be reinforced, or must be bypassed by building a new post & beam system to carry the additional load from the new floor above. Either options are very expensive.

What type of remodeling or additions are not too expensive?

Aesthetical work such as new painting and new flooring. Additions on ground level are much less expensive than adding above an existing structure.
